General Terms and Conditions

(GTC) for the Rental of Our Apartments

1. Scope of Application

  • These General Terms and Conditions apply to all bookings made via the landlord’s own website for the holiday apartments offered.

2. Conclusion of Contract

  • By submitting a booking request, the guest makes a binding offer.
  • The accommodation contract is only concluded once the landlord confirms the booking in writing.
  • The booking becomes binding only upon receipt of the deposit.

3. Prices and Payment

  • Terms All prices are quoted in euros per accommodation unit and stay.
  • To confirm the booking, a deposit amounting to 20% of the total price must be paid via bank transfer.
  • The remaining balance must be paid via bank transfer no later than 14 days prior to arrival.
  • If payment is not made by the due date, the landlord is entitled to cancel the booking.

4. Cancellation and With

  • Drawal by the Guest Cancellations must be made in writing.
  • The following cancellation terms apply:
    • Up to 28 days before arrival: free of charge
    • Up to 14 days before arrival: retention of the deposit (20%)
    • Less than 14 days before arrival or in the event of a no-show: 100% of the total price

5. Arrival and Departure

  • Check-in from 3:00 PM
  • Check-out by 10:00 AM
  • Alternative times are possible only by prior arrangement.

6. Use of Accommodation

  • The maximum number of persons per apartment must not be exceeded.
  • The apartments are located in a quiet area; therefore, parties and events are expressly prohibited.
  • Quiet hours must be observed.

7. Guest Obligations

  • The accommodation must be treated with care.
  • Any damage must be reported to the landlord immediately.
  • In the event of violations of the house rules, the landlord may terminate the contract without notice.

8. Liability

  • The landlord is liable only for damages resulting from willful misconduct or gross negligence.
  • No liability is assumed for the loss of or damage to valuables.

9. Damage and Guest Liability

  • The guest is liable for any damage to the accommodation caused by them or their fellow travelers.

10. Cancellation by the Landlord

  • The landlord may withdraw from the contract if force majeure or unforeseeable circumstances make the rental impossible. In such cases, any payments already made will be refunded in full.

11. Data Protection

  • Personal data is used exclusively for processing the booking. Further information is available in the privacy policy.

12. Final Provisions

  • The laws of the Republic of Croatia apply.
  • The place of jurisdiction is the landlord’s place of business.
  • Should individual provisions be invalid, the validity of the remaining provisions shall remain unaffected.
